DESCRIPTIVE MEMORY
The project comprises three main areas: the neighborhood entrance, the clubhouse with its amenities, and the sports area.
The main building, strategically located to become an iconic landmark visible both from the entrance and from the central lake, integrates social, recreational, and sports activities. Its “L”-shaped volume, oriented to maximize views of the lake, facilitates circulation between the different areas and optimizes sunlight throughout the spaces.
The sports area, which includes soccer, tennis, and paddle courts, is located closest to Nordelta’s main roads, concentrating all sports facilities in a single sector.
The two-level clubhouse serves as Gaviotas’ distinctive architectural identity. The ground floor features a solid exposed-concrete base, with wide overhangs and semi-covered areas framing large glazed surfaces that merge indoors with outdoors. The upper floor, lighter in appearance, is crowned by a dark-gray metal roof and slender overhangs that emphasize the building’s horizontality. This level is wrapped in a double skin: vertical sunshades that bring rhythm to the façade, and sliding panels that filter light, control solar exposure, and ensure privacy without losing the views.
The main entrance was designed to convey a formal, imposing, and understated character. Simple lines define its details, lending the building an elegant image.
The combination of materials and proportions results in a contemporary, elegant, and timeless architecture.
